Tracersrus Letter To Governor

Dear Governor Mike Easley,

I am writing to express my opposition to the Congress's proposed
legislation regarding downpayment assistance. If reforms are needed to
ensure that this important assistance is provided in a way that is most
beneficial to home buyers, and adequately protects FHA, then Congress
should seek to implement rigorous underwriting standards to strengthen
homebuyer's credit quality and implement appraisal procedures to ensure
that the contract purchase price reflects the true market value of the
home.

Unfortunately, the proposed legislation in Congress seeks only to
eliminate a vital program and does not propose any less restrictive
alternatives for the public to consider. In doing so, lawmakers are
wandering down the same failed path that HUD took last year, when it also
issued a proposal seeking to eliminate these programs. Two federal courts
took the extraordinary step of throwing out HUD's regulation. One court
concluded that HUD lacked a substantive basis and it was based on "flimsy,
anecdotal evidence". HUD needs to stop trying to end these programs and
work to amend them as suggested by the DPA supporters in the House of
Representatives.

I have seen what Congress can do to mess up a good thing. Mind you, I'm
not saying that all Congress is bad or good. However; bad apples are
everywhere.

For instance, I have been a tracer for over 16 years and have worked hard
on behalf of my clients. And it saddens me when a client waits six months
on HUD to send an application to the homeowner to file their claim. My
client who enjoyed his refund for only three (3) months before he passed
away. HUD aided to add stress to this mans condition.

HUD's operation of their disbursement department is doing it all wrong.
On one occasion, I spoke with a Mr. Bond in reference to adding the
homeowners that could not be found on a particular list. If I can find
these people, what does it say about HUD and its resources?

Therefore; all I'm saying is that the downpayment system works and
Congress should leave it in tact.

DPA, if done right, presents a proven opportunity to help low and moderate
income families become homeowners through a private sector initiative, not
government handouts. As FHA Administrator Brian Montgomery has testified
before Congress, families assisted by DPA are "the very people whom FHA
was established to serve", and DPA is critical in helping meet their
needs. I strongly urge Congress to help those families by reforming DPA
as originally proposed by the House of Representatives and not end the
program.

TracersRUs My Mind Running In Over Drive

 

I told you about my client Mr. Crews. Well, I was working with another client too. He was the first; I thought that surely he had gotten paid.

I called Washington to see if he had gotten paid; he hadn't. I called him

today. He said that he hadn't received the info that I sent him. I could not believe my ears. Why didn't he call me?

With that being said, I rushed to my computer to pull the info. Bummer! No icons are on the screen. This is one hectic day. I called my computer guy; no solution. After hours of working on my computer; at 8:30 pm, I resolved the problem.

Now, to email the info and if tomorrow he says that he didn't get it; I will fax.

    As always, when Mr. Crews and I talk on the phone, we get to know one another bit by bit. We have formed a great relationship. He has even asked me to do other work for him, such as draw up a business plan for him. Instead, I gave him the information where he could start.

    At any rate, Mr. Crews just called to tell me that he tried to contact me yesterday. So he called today; and told me that he got his refund yesterday, and wanted my address to send me my fee. He was amazed that he got it so quickly.

    Now, I'm going to go to my Send Out Cards Site to thank him for his business.

    Mr Crews is a Tracers' dream to work with. He called me to see whe he hasn't received his application. I told him to give the office in VA the low down; he did. He reports every step, no matter how small or large, that he and the office in VA takes.

    Everything should be smooth sailing from this point onward.

    Unlike today, I called this couple to update their file and the wife says that her husband is going to file their claim. Mind you, I started on their case in Feb.

    TracersRUs ~~ Dedicated To Mr. F In CO

    Do you remember when I told you about Mr. F. in CO? And that I had to write the president about Mr. F's condition and
    soon after he got his refund. I just called his home, his daughter answered and announced that Mr. F passed away November 2007. I was blown away. God, I didn't know how ill he was and just think , he only got to enjoy his refund for such a short period. That's one of my main reasons for pestering Washington.

    Well at any rate, Mr. F would ask me if I found anymore money and I would reply that I had not. One of my friends found this website that was offering $25 just to sign up without any strings attach and $10 for each referral that signed up. I thought to myself, what a beautiful way to spread the news than to tell all of the homeowners that I have assisted.

    By the way, the offer ends May 15th. Next, I will announce this find in my church.
